The Art of Selling a Home - Las Vegas, NV
As a homeowner you want and expect to receive the maximum value when you sell your property.  Let the experts help you achieve this goal.  When you take the following steps, you will decrease the time it will take to sell your home as well as obtain the maximum possible price. Following the ten tips below will put more money in your pocket on closing day.
  1. Make the Best First Impression on the New Buyers:
    Making sure your lawn and scrubs are neatly trimmed and the area surrounding the home is free of clutter is a must.  Do not overlook the presentation your front door makes to the new buyer, if it is damaged, worn, scuffed, or in need of any repairs this is the first thing a prospective buyer will touch, get it right.  The least number of obstacles between a prospective buyer and the true appeal value of your home is better.
     
  2. Clean Equates to Cash:
    There is a direct relationship to the cleanliness of your home versus the selling price you will receive.  Put yourself in the buyer's shoes, would you like to see a lot of clutter and dusk or an immaculate home.  Granted it is hard to leave in a dust free atmosphere and have everything in place but the choice is yours, clean it up or deduct money from the sales price because the new buyer cannot see the real value of your home.  If you do not have the time to keep your home in a clean environment, hire a profession cleaning crew to help you. 
     
  3. No Hidden Problem:
    Potential buyers will look in every room, including storage areas and in attics.  Make sure you not only keep the general area clean and in orderly fashion, but make sure storage areas are attractive areas to new buyers. If you are storing unnecessary items, give them to local charity or throw these items away, they will only distract from the sale of a home. 
     
  4. Proper Working Order:
    Make sure all appliances, sinks, faucets, light bulbs, doors, cabinet draws, leaking pipes, etc., are in good working order.  New buyers are not interested in paying top dollar for real estate and then have to fix items.  Spend a few dollars and fix any problems to obtain the maximum potential for your home.
     
  5. Bathrooms - Clean, Clean and then Clean some More:
    It is impossible to get a bathroom to clean.  Prospective buyers are always impressed with the cleanliness of bathrooms.  Be sure to place your best towels, mats and shower curtains for the new buyer to be impressed.
     
  6. Remove Excess Furniture:
    The more spacious a home looks, the better price a seller can obtain from prospective buyers.  Clutter is not a friend of the seller.  Make rooms look open and this will create the illusion of a much larger home.
     
  7. Daylight or Dark:
    Never make the rooms appear to be dark.  You are not selling a dungeon.  Open all window treatments to allow the maximum amount of light into your home.  A bright and cheery home is highly desirable.  When nighttime comes, make sure you have a well lit home for people to view in the evenings, this goes for outside the house also.  Spending a few pennies of electricity will give you a better chance to gain a few thousand extra dollars at time of sale. 
     
  8. Pets and People - Remove them:
    Prospective buyers are not interested in stepping over pets and around friends and relatives.  Yes, pets may be your best friend, but they may not be the prospective buyers.  Having a crowd of people around makes rooms appear smaller.  Adding noise and confusion plus takes away from your homes positive features you are trying to accent.
     
  9. You or Your Home which is the most Important Item:
    Prospective buyers have come to see your home, not you.  Stay in the background and let the professions real estate person that is working for you to help with the conversations.  Your real estate agent knows how to communicate with new buyers and be available if needed in a conversation, but stay your distance and let the new buyer not feel pressured. If you distract a prospective buyer, remember the old adage, you only have one chance to make a first impression.
     
  10. Negotiations - let the Experts Work:
    When a prospective buyer is ready to talk price and terms, let your expert real estate agent handle the conversation.  That is one of the services the real estate agent provides so take advantage of it.  Often the buyer can be negotiated into a higher buying price when they do not deal directly with the owner.
